A highly-valued, repeat client asked me, with respect to this potential project: “Can we add a second story?” My answer: “Maybe.”
In a nutshell, here are the four(4) stages (more or less) that S. Robertson Engineering, P.A. progressed through in order to provide the client with the structurally feasible outcome you see in the pictures below:
1.) Feasibility Stage
- Site Visit to observe existing conditions.
- A feasibility report was submitted, stating additional items/areas that would need to be revealed (i.e., invasive measures will need to be taken, such as exposing framing on the interior and lite excavation within the Crawl Space to expose existing concrete footings) and verified prior to a final decision with respect to adding a second story or not.
2.) Discovery & Verification Stage
- 2nd Site Visit was made to observe/verify newly exposed items/areas that were requested within the feasibility report.
- A 2nd report was submitted, specifying conditions that would need to be met in order to accommodate a 2nd story.
- A 3rd Site Visit will be needed, after the Structural Design Stage (see below), to verify the feasibility of new structural design within the confines of existing conditions plus new architectural.
3.) Structural Design Stage (“The Paper Stage”)
- Structural design incorporating and merging existing with new architectural layouts.
4.) Accommodation & Submission Stage
- 3rd Site Visit made to confirm feasibility of new structural design to accommodate new architectural.
- New structural design was then revised, completed (sealed), and submitted to the client.
As you can see the final product was quite a transformation from the original structure and included a new Addition on the Left. Please note that during the Discovery & Verification Stage, the client made the decision to keep the right side of the original house (Master Bedroom and Bathroom) as one story.
